Homes continue taking longer to sell compared to the fast paced market of 2021 and 2022.
That gives buyers more time to compare homes, negotiate repairs, and avoid making rushed decisions.
Seller Concessions Continue Helping Buyers
One of the biggest stories this year continues to be seller concessions.
Seller Concessions
Average: $10,420
Median: $9,000
These concessions are commonly used for:
-
Closing costs
-
Mortgage rate buy downs
-
Home warranties
-
Repairs
-
Prepaid taxes and insurance
For VA buyers, concessions can be even more valuable because VA loans allow sellers to pay certain buyer costs that many conventional loans do not.
Mortgage Rate Update
Mortgage rates remained relatively steady and slightly lower this week.
Current Mortgage Rates
-
30 Year Fixed: 6.53%
-
15 Year Fixed: 6.12%
-
FHA: 6.07%
-
VA: 6.09%
While rates remain higher than buyers enjoyed several years ago, they are still well below recent highs and continue helping improve affordability. (Levi Rodgers Real Estate Group)
What Buyers Relocating to San Antonio Need to Know
1. Builder Incentives Are Still Extremely Competitive
Many builders throughout San Antonio continue offering:
-
Closing cost assistance
-
Interest rate buy downs
-
Appliance packages
-
Design center credits
In many cases, these incentives can make a brand new home less expensive monthly than a comparable resale home. (Sharp Realty Group)
2. Don't Shop by Zip Code
San Antonio covers more than 500 square miles.
A home that looks perfect online could easily be an hour from your job.
That's why with every relocation client, we start at the gate whether it's Lackland, Randolph, or Fort Sam Houston and work outward based on commute, schools, and lifestyle.
3. Property Taxes Can Change Your Monthly Payment
Two homes priced exactly the same can have significantly different monthly payments because of:
-
School district tax rates
-
MUD districts
-
PID assessments
-
City tax differences
Always compare the total monthly payment, not just the purchase price.
4. Inventory Is Giving Buyers More Choices
San Antonio continues to experience one of its strongest inventory levels in years, creating a healthier, more balanced market where buyers can negotiate instead of competing in bidding wars. (Levi Rodgers Real Estate Group)
What This Means for Buyers
The June 22 through June 28 numbers continue showing a market that rewards patient buyers.

✅ 746 homes sold

If you're relocating to San Antonio, this remains one of the best opportunities we've seen in years to negotiate favorable terms, secure seller concessions, and find a home without the pressure of multiple offer situations.
As an Air Force veteran who relocated multiple times during my military career and has helped more than 225 families relocate to San Antonio, I help buyers understand not just the homes, but also the neighborhoods, commute times, schools, property taxes, and long term value that make all the difference.
