San Antonio Housing Market Update: July 13–19, 2026

The San Antonio housing market remains one of the best places in Texas for buyers looking for opportunity. Inventory continues to stay high, mortgage rates edged down again this week, and sellers are still offering meaningful concessions to help buyers get to the closing table.

If you're relocating to San Antonio, today's market gives you time to make informed decisions instead of rushing into a bidding war.

Although new listings slowed slightly this week, more than 2,000 homes still reduced their asking price, showing sellers continue adjusting to today's buyer driven market.

You'll notice the average sold price was higher than the average list price. That can happen when a few luxury properties close during the same week. For most buyers, the median sold price of $305,500 is the better indicator of where the overall San Antonio market sits.

Homes continue taking significantly longer to sell than they did during the pandemic market, giving buyers more flexibility for inspections, negotiations, and thoughtful decision making.


Seller Concessions Continue Working for Buyers

One of the biggest advantages for buyers continues to be seller concessions.

Depending on the transaction, these concessions can often be used toward:

For VA buyers, concessions remain one of the strongest advantages in today's market because VA financing allows sellers to cover certain buyer costs that many other loan types do not.

Mortgage rates continued trending slightly lower this week.
