Peak PCS Season Is Here: Your San Antonio Home Buying Game Plan

If you just received PCS orders to San Antonio, take a deep breath. I've been exactly where you are.

After serving 23 years in the Air Force and moving 10 times during my military career, I know firsthand how overwhelming a PCS can feel. Now, as a San Antonio Realtor who's helped more than 225 families relocate here, I've seen what makes a move go smoothly and what causes unnecessary stress.

July is the heart of PCS season. Homes are moving, movers are booked, and timelines are tight. The good news? With the right strategy and the right local team, buying a home in San Antonio doesn't have to be stressful.

Start Before House Hunting Leave

One of the biggest mistakes I see military buyers make is waiting until their house hunting trip to start the financing process.

By then, you've already lost valuable time.

As soon as your orders arrive:

  • Contact a VA experienced lender.

  • Start your preapproval.

  • Pull your credit report.

  • Gather your financial documents.

  • Verify your Certificate of Eligibility (COE).

Even small issues on a credit report can take 30 to 60 days to correct, and PCS timelines rarely leave room for delays.

When my clients arrive in San Antonio, I want them focused on choosing the right neighborhood and home, not worrying about paperwork that could have been completed weeks earlier.

Understand the Timeline

Most military families have roughly 90 to 120 days between receiving orders and reporting to their next duty station.

During that time you'll need to:

  • Get preapproved.

  • Schedule your house hunting trip or virtual tours.

  • Write and negotiate an offer.

  • Complete inspections.

  • Complete the VA appraisal.

  • Finalize financing.

  • Close on your home.

The VA Loan Is Still One of the Best Benefits You Earned

The VA loan continues to be one of the strongest home financing programs available.

For 2026:

  • First time use with zero down: 2.15% funding fee

  • Subsequent use: 3.30% funding fee

  • Veterans with qualifying service connected disabilities: No funding fee

  • The VA funding fee is tax deductible in 2026.

If you have full VA entitlement, there is no maximum loan limit. As long as you qualify with your lender, you can purchase with zero down and without private mortgage insurance.

One Advantage Many Military Buyers Don't Realize They Have

One thing many buyers don't realize is how much negotiating power exists in today's San Antonio market.

Right now, sellers are commonly offering concessions, and the average seller concession in our market has been around $10,000.

Those concessions can often be used to reduce your closing costs, lower your interest rate through a rate buydown, or pay for other eligible expenses. VA loans also have unique flexibility that can even allow certain personal debts to be paid at closing, something many other loan programs don't permit.

Understanding how to structure these negotiations can save you thousands of dollars.

Should You Buy or Rent?

This is one of the questions I get almost every day.

There isn't a universal answer.

Recent Department of Defense guidance has discussed reducing discretionary PCS moves in future years. While that doesn't affect families moving this summer, it may mean some service members remain at installations longer than in previous years.

If you're likely to stay in San Antonio for several years, buying often becomes much more attractive because you have time to build equity and offset your closing costs.
