San Antonio Housing Market Update: July 20–26, 2026
Inventory Continues to Favor Buyers While Seller Concessions Reach Nearly $11,000
If you've been waiting for the "right time" to buy a home in San Antonio, the latest market data continues to point in one direction: buyers have leverage.
Inventory remains well above historical norms, nearly 1,900 homes reduced their price this week alone, and sellers are continuing to offer generous concessions to help buyers close the deal. While mortgage rates ticked up slightly compared to last week, they remain well below the highs we saw earlier this year, giving buyers another reason to stay active.
For families relocating to San Antonio, this is the type of market where preparation pays off.

The market continues to move at a healthy pace. Although active inventory dipped slightly from last week, nearly 1,900 sellers adjusted their pricing, showing that buyers still have room to negotiate.
Home Values Remain Stable
One of the biggest misconceptions buyers have is that home values are dropping dramatically. That's simply not what we're seeing in San Antonio.

The median sales price continues to hover around the low $300,000s, making San Antonio one of the more affordable major metro areas in Texas for buyers relocating from higher-cost states.

Today's buyers have something that wasn't available just a few years ago: time.

One of the biggest economic stories in San Antonio this month is Toyota's $3.6 billion expansion, which will add a second assembly line and create more than 2,000 new jobs over the coming years.
