San Antonio Housing Market Update: August 3 – August 9, 2026

If you're planning a move to San Antonio, this week's housing market continues to offer buyers something we haven't seen in years: options.

Inventory remains strong, sellers are still making price adjustments, and mortgage rates eased slightly. That combination is giving well prepared buyers more flexibility when negotiating and choosing the right home.

As an Air Force veteran who's helped more than 225 families relocate to San Antonio, I know buying a home is about much more than finding the right floor plan. It's about choosing the right community, understanding the market, and making a smart long term investment.

This Week's Market at a Glance

Here's what happened across the San Antonio area between August 3 and August 9:

Market Activity

  • 6,562 active homes

  • 1,018 new listings

  • 799 homes sold

  • 780 homes went pending

  • 2,383 price reductions

  • 400 homes entered option

  • 215 homes came back on the market

One number that immediately stands out is the 2,383 price reductions in a single week. Sellers are continuing to adjust pricing to stay competitive, giving buyers even more opportunities than they had earlier this year.

Home Prices

This week's sold properties averaged:

  • Average List Price: $362,912

  • Average Sold Price: $354,548

  • Median List Price: $292,999

  • Median Sold Price: $290,000

On average, homes sold for 99.82% of the asking price, showing that well priced homes are still attracting strong offers while buyers continue finding negotiating opportunities on others.

Seller Concessions Continue to Help Buyers

Seller concessions remain one of the biggest advantages for today's buyers.

This week's average concession was $10,757.

Those funds can often help cover:

  • Closing costs

  • Temporary or permanent interest rate buy downs

  • Prepaid taxes and insurance

  • Certain VA loan benefits that many military buyers don't realize may be available

With concessions averaging more than $10,000, buyers may be able to significantly reduce their upfront cash needed to purchase a home.

Mortgage Rates

Mortgage rates improved slightly this week.

Current averages include:

  • 30 Year Fixed: 6.74%

  • 15 Year Fixed: 6.25%

  • VA: 6.30%

  • FHA: 6.28%

Even a small drop in rates can improve monthly affordability, especially when combined with seller concessions or a negotiated rate buy down.

What Buyers Relocating to San Antonio Should Know

If you're moving from another state, here are a few things that deserve just as much attention as the home itself.

Property taxes can vary dramatically.

Texas doesn't have a state income tax, but property tax rates can differ significantly between neighborhoods. Two similarly priced homes may have very different monthly payments depending on the tax rate.

New construction is creating competition.

Many San Antonio builders continue offering incentives including interest rate buy downs, closing cost assistance, and appliance packages. Even if you're purchasing a resale home, these builder incentives often strengthen your negotiating position.

Think beyond the ZIP code.

San Antonio neighborhoods can vary considerably within the same ZIP code. School boundaries, HOA fees, amenities, commute times, and tax rates can all change from one community to the next.

Plan around your commute.

Whether you're working at Lackland AFB, Randolph AFB, Fort Sam Houston, USAA, the Medical Center, Toyota, or downtown San Antonio, your daily drive can have a major impact on your quality of life. Starting with location usually leads to better long term decisions.
