San Antonio Housing Market Update: July 27 – August 2, 2026
If you're planning a move to San Antonio, this week's market continues to create opportunities for buyers. Inventory remains elevated, sellers are still negotiating, and while mortgage rates ticked up slightly, buyers continue to benefit from price reductions and seller concessions.

Home Prices
This week's sold homes averaged:

Average List Price: $395,037

Average Sold Price: $385,500

The average buyer purchased their home for 97.9% of the asking price, showing that while sellers are still receiving strong offers, buyers continue to negotiate below list price in many situations.
Buyers Are Still Receiving Seller Concessions
One of the biggest advantages in today's market continues to be seller concessions.
This week's average seller concession was $10,287.
That money can often be used toward:

Interest rate buy downs

Prepaid taxes and insurance

VA loan benefits that many buyers don't realize are available, including paying off certain consumer debt at closing when guidelines are met
These incentives can significantly reduce your upfront cash requirements.
Mortgage Rates
The average 30 year fixed mortgage rate finished the week around 6.83%, slightly higher than the previous week.
While rates continue to fluctuate, many buyers are taking advantage of today's market by negotiating concessions that lower their effective monthly payment through temporary or permanent rate buy downs.
What Relocating Buyers Should Know
Many families relocating to San Antonio focus first on home prices. In reality, there are several other factors that can make a much bigger impact on your monthly budget and overall quality of life.
Property taxes vary more than many people expect.
Depending on where you purchase, tax rates can differ significantly between neighborhoods, city limits, and newer master planned communities. Two homes with similar prices can have very different monthly payments because of their tax rates.
Commute matters.
San Antonio is geographically large. A home that looks perfect online may add 30 to 45 minutes to your daily drive depending on where you work. Whether you're commuting to Lackland AFB, Randolph AFB, Fort Sam Houston, the Medical Center, USAA, Toyota, or downtown, location should be part of your buying strategy.
New construction continues to create competition.
Builders across the San Antonio area are still offering incentives including closing cost assistance, interest rate buy downs, and appliance packages. Even if you ultimately purchase a resale home, these incentives often give buyers additional negotiating leverage.
Don't judge neighborhoods only by ZIP code.
Many neighborhoods have completely different schools, amenities, tax rates, and HOA structures despite sharing the same ZIP code. Working with someone who understands each area can save you both time and money.
My Take
This week's numbers reinforce a trend we've been seeing throughout the summer.
Inventory remains healthy. Sellers continue adjusting prices. Concessions are still common. Buyers who come into the market prepared have far more negotiating power than they did just a couple of years ago.
If you're relocating to San Antonio, this can be an excellent time to buy, provided you have a strategy tailored to your goals instead of simply browsing listings online.
