Trump’s Executive Order Aims to Address Housing Costs and Living Expenses

by Kristen Smith, Realtor

Hours after his second-term inauguration, President Donald Trump issued a directive aimed at delivering "emergency price relief" to American families struggling with the rising cost of housing and other essential living expenses. With housing affordability at a 40-year low and nearly half of all renter households cost-burdened, this executive action seeks to address what has become a pressing issue for millions of Americans.

Key Goals of the Executive Order

The memorandum directs all executive departments and agencies to focus on several key objectives:

- Lower Housing Costs and Expand Housing Supply: Efforts will target increasing the availability of affordable housing while addressing regulatory requirements that contribute to high construction costs, which currently account for 25% of the cost of building a new home.

- Reduce Other Household Expenses: Agencies are tasked with eliminating unnecessary administrative expenses and rent-seeking practices that drive up costs for healthcare, home appliances, and utilities.

- Boost Employment Opportunities: The directive calls for creating more jobs, particularly for discouraged workers, and strengthening the American labor force.

- Roll Back Climate-Related Policies: Harmful and coercive climate policies that increase the cost of food, fuel, and other essentials will be reviewed and reformed.

Addressing the Housing Crisis

The executive order comes at a time when many Americans are feeling the effects of high inflation and skyrocketing housing costs. Regulatory burdens have been cited as a significant factor contributing to high home prices, with analysts estimating that these requirements alone add nearly $50,000 to the average American household’s annual expenses.

The President emphasized the importance of cutting regulatory costs, stating that his first-term agenda reduced household regulatory expenses by $11,000, compared to an estimated $50,000 increase under the Biden Administration.

Impacts on Housing Affordability

One of the key focuses of this order is tackling the housing affordability crisis. High demand and limited supply have driven home prices to historic levels, leaving many unable to purchase a home or even afford rent. Trump’s directive seeks to address these challenges by:

  1. Encouraging the construction of more affordable homes.
  2. Reducing regulatory costs associated with new housing development.
  3. Removing barriers that limit housing supply growth.

Relief for Household Expenses

Beyond housing, the memorandum aims to alleviate other financial pressures on American families, including:

- Healthcare Costs: By eliminating unnecessary administrative expenses and rent-seeking practices in the healthcare industry.

- Home Appliances: By removing counterproductive requirements that make appliances more expensive.

- Fuel and Food: By reversing climate-related policies that have contributed to higher transportation and agricultural costs.

Looking Ahead

The executive order requires the Assistant to the President for Economic Policy to provide a status report within 30 days and every 30 days thereafter, ensuring progress on these initiatives.

While the order offers ambitious goals to address affordability issues, the success of these measures will depend on effective collaboration among government agencies and private sectors. With a clear focus on easing the financial burden on American families, this initiative could mark a pivotal moment in restoring purchasing power and quality of life for millions.
