Moving to San Antonio TX: The Honest Truth No One Tells You

by Kristen Smith

Let’s Stop Pretending San Antonio, Texas Works for Everyone

Here’s the Reality Before You Move

If you’ve been scrolling social media or Googling “moving to San Antonio, TX”, you’ve probably seen the same message over and over:

“San Antonio is affordable.”
“San Antonio is growing.”
“San Antonio is one of the best places to live in Texas.”

And while all of that can be true…
Let’s stop pretending it works for everyone.

Because it doesn’t.

As a San Antonio relocation specialist, I’ve helped hundreds of families move here, and I can tell you this:

👉 The people who love San Antonio… chose the right areas, understood the tradeoffs, and planned ahead.
👉 The people who struggle… didn’t.

So let’s talk about the real, unfiltered truth.

🚗 1. San Antonio Is BIG… And Your Commute Will Prove It

San Antonio isn’t a “hop in the car and drive 10 minutes anywhere” type of city.

It’s spread out. A lot.

What relocating buyers don’t realize:

  • 15 miles ≠ 15 minutes
  • Highways like 1604, I-35, and 281 can back up quickly
  • Where you live matters more than how far it looks on a map

👉 If you’re stationed at:

  • Lackland AFB → living Northeast is a mistake
  • Randolph AFB → living Far West will wear you down
  • Fort Sam Houston → outer suburbs can add serious time

The truth:
San Antonio works best when you choose your home based on commute routes, not price alone.

🏡 2. “Affordable” Doesn’t Always Mean Cheap Monthly Payment

Yes, home prices here are lower than places like California or Colorado.

But here’s what many people don’t expect:

  • Property taxes can range from ~1.8% to over 2.6%
  • New construction often comes with higher tax rates
  • Insurance costs can be higher than expected

👉 That “$350K home” can feel very different once taxes are factored in.

The truth:
Affordability in San Antonio depends heavily on location and tax rate, not just purchase price.

🏗️ 3. New Construction Is Everywhere… And That Comes With Tradeoffs

San Antonio is one of the fastest-growing cities in Texas, and builders are everywhere.

Sounds great, right?

Sometimes.

What you need to know:

  • Many communities are still under construction
  • You may deal with noise, dust, and ongoing development
  • Some areas have a high number of rental homes
  • Resale can be harder if builders are still selling new homes nearby

The truth:
New builds can be an incredible opportunity… but only if you understand the long-term impact.

🏫 4. Not All Schools (Or Districts) Are Equal

This is one of the biggest surprises for relocating families.

San Antonio has multiple school districts, including:

  • NEISD
  • NISD
  • Judson ISD
  • SCUC ISD
  • And more

And here’s the catch:
👉 Schools can vary significantly… even within the same area.

Many families come in assuming:
“I’ll just find a home and the schools will be fine.”

That’s not always the case.

The truth:
If schools matter to you, they need to be part of your home search strategy from day one.

🌆 5. The “Best Area” Depends on YOU (Not a Viral Post)

You’ll see people online say:
“Move to Stone Oak”
“Live in Alamo Ranch”
“Check out Cibolo or Schertz”

But here’s the reality…

👉 There is NO one-size-fits-all “best area” in San Antonio.

The best area depends on:

  • Where you work
  • Your budget
  • School preferences
  • Lifestyle (new vs established neighborhoods)

The truth:
The wrong “popular area” can quickly become the wrong decision for your daily life.

☀️ 6. The Heat Is Real (And It Lasts Longer Than You Think)

Let’s not sugarcoat this one.

San Antonio summers:

  • Start early
  • Stay hot
  • And don’t let up quickly

We’re talking:

  • 90s and 100s regularly
  • Long stretches of heat
  • High humidity at times

The truth:
If you love outdoor activities, your routine will shift during the summer months.

❤️ So… Does San Antonio Work for You?

Here’s the honest answer:

San Antonio can be an amazing place to live.

  • Strong job market (military, healthcare, cybersecurity)
  • Family-friendly communities
  • Lower home prices than many major cities
  • Rich culture, food, and events

But…

👉 It only works when you approach your move strategically.

🎯 Final Thoughts for Relocating Families

Instead:

  • Plan your home search around your commute
