San Antonio Housing Market Update (April 20 – April 26, 2026)

Inventory Holds, Concessions Climb, and Rates Stay Near Recent Lows

If you’re thinking about buying a home in San Antonio, this week confirms something important:

👉 The market is still working in favor of buyers… but strategy matters more than ever

Inventory remains high, rates are holding near recent lows, and seller concessions just jumped significantly.

Let’s break it down.

📊 San Antonio Market Snapshot (April 20–26)

Here’s what we saw this week:

  • 6,464 homes on the market
  • 1,169 new listings
  • 1,993 price reductions
  • 651 homes sold
  • 824 homes pending

👉 The big picture:
Inventory is steady, but buyer activity is consistent, which means the market is slowly stabilizing.

🏡 Home Prices & Market Trends

From the 651 homes that sold this week:

  • Median Sold Price: ~$301,500
  • Average Sold Price: ~$368,448
  • Median Price per Sq Ft: ~$158
  • Median Days on Market: ~65 days
  • Average Days on Market: ~99 days

What this tells us:

✔ Prices are staying stable around the $300K range
✔ Homes are still taking time to sell overall
✔ Buyers still have room to negotiate

💰 Seller Concessions Just Jumped

This is one of the most important shifts this week:

  • Average Seller Concessions: ~$15,500
  • Median Concessions: ~$9,200

👉 That average jump is significant.

Buyers are using this to:
✔ Buy down their interest rate
✔ Cover closing costs
✔ Keep more cash in hand

This is one of the strongest buyer advantages in today’s market.

📉 Mortgage Rates Update (Holding Near Recent Lows)

  • 30-Year Fixed: ~6.32%
  • VA Loans: ~5.93%
  • FHA Loans: ~5.91%

Rates stayed close to recent lows this week, which is helping keep buyers active.

👉 This combination of lower rates + high concessions is what’s driving opportunity right now.

💡 What This Means for Buyers

This is still a buyer-friendly market, but we’re seeing early signs of balance.

👉 Buyers have leverage
👉 Sellers are negotiating
👉 But demand is steady

⚠️ The biggest shift:
Well-priced homes are moving faster than they were a few weeks ago.

📍 What Relocating Buyers Need to Know About San Antonio

If you’re moving to San Antonio, here’s what matters most right now:

  1. Commute Will Impact Your Daily Life More Than You Expect

San Antonio is one of the most spread-out cities in Texas.

  • A 15–20 mile drive can easily turn into 40+ minutes
  • Major corridors like Loop 1604, I-35, and 281 can get congested

👉 Always choose your home based on commute routes, not just distance

  1. Property Taxes Can Change Your Payment by Hundreds Per Month

This is one of the biggest surprises for relocating buyers.

  • Some areas: ~1.8% tax rates
  • Others: 2.5%–3%+

👉 Two homes at the same price can have very different monthly payments

  1. New Construction Is Still Competing Hard

Builders are still offering:

✔ Rate buy-downs
✔ Closing cost incentives
✔ Inventory homes ready to close quickly

But be careful:

👉 Areas with heavy ongoing construction can impact resale value if you move in a few years

  1. School Districts Still Drive Demand

Top areas buyers continue to focus on:

  • NEISD
  • NISD
  • SCUC ISD

👉 Even if you don’t have kids, this impacts long-term value

  1. Military Relocation Plays a Huge Role

San Antonio remains one of the top relocation cities for military families.

Major bases:

  • Lackland AFB
  • Randolph AFB
  • Fort Sam Houston

👉 Choosing the right location based on your base is critical for quality of life

The buyers who are winning right now are the ones who:

  • Understand how to use seller concessions strategically
  • Focus on location, not just price
  • Move when the right home becomes available

You just need to know how to use it.

📌 Bottom Line

  • Inventory remains steady
  • Prices are stable
  • Seller concessions increased significantly
  • Rates are holding near recent lows

👉 If you’re relocating to San Antonio, this is still one of the best buyer opportunities we’ve seen in years.
