Encino Park Neighborhood Guide: A Hidden Gem for Families Relocating to San Antonio

If you're relocating to San Antonio and looking for a neighborhood that offers mature trees, larger lots, excellent schools, and easy access to major employers, Encino Park deserves a spot at the top of your list.

As a retired Air Force veteran and San Antonio Realtor who has helped more than 175 families relocate to the area, Encino Park is one of the communities I frequently recommend to families who want a balance of affordability, convenience, and long term value.

Here's what you need to know before making your move.

Where is Encino Park?

Encino Park is located on the far north side of San Antonio near Highway 281 and Loop 1604.

The neighborhood sits in one of the most desirable areas of the city because residents enjoy quick access to:

• Stone Oak

• The Airport

• Downtown San Antonio

• Fort Sam Houston

• Randolph AFB

• USAA

• The Medical Center

• The Rim and La Cantera

For military families, Encino Park offers a reasonable commute to both Fort Sam Houston and Randolph AFB while still providing a suburban feel.

What Makes Encino Park Different?

Unlike many newer master planned communities, Encino Park was developed before builders started maximizing lot density.

That means you'll find:

• Mature oak trees

• Larger homesites

• Wider streets

• Established landscaping

• Less cookie cutter architecture

Many buyers relocating from other states are surprised by how much space they get compared to newer neighborhoods.

The community has a very established, family friendly atmosphere and tends to attract long term homeowners.

Home Prices in Encino Park

Most homes in Encino Park were built between the late 1980s and early 2000s.

Typical homes include:

• 3 to 5 bedrooms

• 2,000 to 3,500+ square feet

• Larger backyards

• Two and three car garages

As of 2026, most buyers can expect home prices to generally range from the mid $300,000s to the mid $500,000s depending on size, updates, and location within the neighborhood.

Compared to nearby Stone Oak communities, Encino Park often provides more square footage and larger lots for the money.

Schools

One of the biggest reasons families choose Encino Park is the highly regarded school system.

The neighborhood is zoned to schools within the highly sought after North East Independent School District (NEISD).

Schools commonly serving the neighborhood include:

• Encino Park Elementary School

• Tejeda Middle School

• Johnson High School

Johnson High School is consistently one of the most requested high school zones among relocation buyers moving to San Antonio.

Property Taxes

One of Encino Park's biggest advantages is its relatively lower tax rate compared to many newer communities.

Many newer neighborhoods around San Antonio carry additional Municipal Utility District (MUD) or Public Improvement District (PID) taxes.

Encino Park generally does not have those added assessments, helping homeowners keep their monthly housing costs lower.

This can make a significant difference in monthly payments.

Amenities and Recreation

Residents enjoy several neighborhood amenities including:

• Community pool

• Playground

• Tennis courts

• Basketball courts

• Walking paths

• Green spaces

You'll also be close to:

• McAllister Park

• Phil Hardberger Park

• Natural Bridge Caverns

Shopping, Dining, and Everyday Convenience

One of my favorite things about Encino Park is that everything you need is within a short drive.

Nearby you'll find:

• Grocery stores

• HEB Plus

• Costco

• Target

• Home Depot

• Dozens of restaurants

• Medical offices

• Fitness centers

• Entertainment venues

Most daily errands can be completed within 10 to 15 minutes.

Who is Encino Park Best For?

Encino Park is an excellent fit for:

• Military families stationed at Fort Sam Houston or Randolph AFB

• Families prioritizing highly rated schools

• Buyers wanting larger lots and mature trees

• Professionals working in North San Antonio

• Families seeking lower property taxes than many newer communities

• Buyers looking for strong long term resale potential

My Take as a Relocation Realtor

If I were relocating to San Antonio and wanted excellent schools, mature trees, larger homesites, and a location that keeps me connected to everything, Encino Park would absolutely be on my shortlist.

It's one of those neighborhoods that often flies under the radar because it isn't brand new. But once buyers drive through and see the trees, lot sizes, and overall feel of the community, many fall in love with it.

For families relocating to San Antonio, Encino Park offers something that's becoming harder to find: an established neighborhood with character, convenience, and long term value.
