San Antonio Housing Market Update
What Families Relocating to San Antonio Need to Know Right Now
If you are planning a move to San Antonio this year, understanding the current market conditions can help you make smarter decisions and potentially save thousands of dollars.
Here is what happened in the San Antonio single residential market over the past week and what it means for families relocating to the area.
San Antonio Market Activity This Week
Over the last 7 days in the San Antonio housing market:
- 6,386 homes actively on the market
• 1,296 new listings
• 800 homes sold
• 801 homes went pending
• 2,118 price reductions
For relocating families, this is important.
A higher number of active homes combined with more than two thousand price changes tells us sellers are adjusting to the market and becoming more negotiable. Buyers currently have more choices than they did during the peak frenzy years.
This gives relocating families the opportunity to compare neighborhoods, evaluate school districts, and negotiate stronger terms.
Home Prices Remain Stable
Looking at the 800 homes that sold last week, the numbers remain very consistent for San Antonio.
- Average sold price: $357,525
• Median sold price: $299,000
• Average price per square foot: $172.19
• Median price per square foot: $154.97
• Median days on market: 89 days
That median price right around $300,000 is one of the reasons San Antonio continues to attract relocating families from higher priced markets.
Compared to cities like Austin, Denver, or many coastal markets, buyers can still find spacious homes, family friendly communities, and strong long-term value at a more accessible price point.
Seller Concessions Are Helping Buyers
One of the most important numbers in this week’s data is seller concessions.
- Average seller concessions: $10,416
• Median seller concessions: $9,365
For relocating buyers, this is a major advantage.
Seller concessions can often be used to:
- Cover part or all of your closing costs
• Reduce the cash you need at closing
• Help pay for discount points to buy down your interest rate
• Lower your monthly mortgage payment
For example, negotiating $10,000 in concessions could significantly reduce your upfront expenses when moving to San Antonio. Many relocating families use these credits to buy down their rate and lock in a lower payment.
Where Mortgage Rates Ended the Week
Mortgage rates moved slightly higher but are still relatively stable.
Current average rates ended the week around:
- 30 Year Fixed: 6.14%
• 15 Year Fixed: 5.74%
• 30 Year FHA: 5.72%
• 30 Year VA: 5.74%
• 30 Year Jumbo: 6.44%
Even with rates in the low six percent range, combining a strong negotiation strategy with seller concessions can help buyers reduce their effective interest rate.
This is where having the right strategy matters.
Why San Antonio Continues to Attract Relocating Families
San Antonio offers a combination of affordability, job growth, and lifestyle that continues to attract families moving from across the country.
Relocating buyers are often drawn by:
- Strong military presence at Joint Base San Antonio
• Large employers like USAA, H-E-B, and the medical sector
• Family friendly communities and master planned neighborhoods
• Lower overall cost of living compared to many major metros
With inventory increasing and sellers offering concessions, relocating buyers currently have more flexibility than they have had in several years.
Working With a Local Expert Matters
Relocating to a city the size of San Antonio can be overwhelming. Commute times, school districts, and neighborhood differences can significantly impact your experience.
As a 23-year Air Force veteran, I understand relocation personally and the challenges that come with moving to a new city.
I am also in the top 1% of San Antonio real estate agents, which means I negotiate in this market every week and help buyers structure offers that take advantage of opportunities like seller concessions and rate buydowns.
For families planning a move to San Antonio, having a clear strategy can make the difference between simply buying a home and making a smart long-term investment.
If you are planning a move to San Antonio and want help navigating neighborhoods, schools, commute times, or negotiating the best possible deal, I would be happy to help you build your relocation plan.
