What Families Relocating Here Need to Know This Week

If you are planning a move to San Antonio, understanding what is happening in the market right now can save you thousands of dollars and weeks of stress.

Here is what we saw over the past week in the San Antonio single residential market and what it means for relocating families.

 

Inventory Is Strong and Active

Over the last week:

  • 5,766 homes were actively on the market
    • 975 new listings hit the market
    • 766 homes went pending
    • 547 homes sold

For families relocating to San Antonio, this is important.

More inventory means more options. You are not forced into bidding wars on every home. You can compare neighborhoods, school districts, commute times, and floor plans without feeling rushed.

That is a completely different experience than what buyers saw just a few years ago.

 

Home Prices Remain Stable

From the 547 homes that sold last week:

  • Average sold price: $352,720
    • Median sold price: $300,000
    • Average price per square foot: $172.55
    • Median days on market: 91

The median sales price sitting right at $300,000 tells us San Antonio continues to offer strong value compared to many other major Texas cities.

For families relocating from places like California, Colorado, Florida, or the Northeast, this price point often allows for more space, larger yards, and better overall affordability.

Homes are averaging around 91 days on market before selling, which gives buyers negotiating power.

Sellers Are Offering Concessions

This is one of the most important data points for relocating buyers.

Average seller concessions last week: $10,110
Median seller concessions: $8,500

What does that mean for you?

Seller concessions can be used to:

  • Cover part of your closing costs
    • Prepay property taxes and insurance
    • Buy down your interest rate
    • Reduce your cash needed at closing

In today’s market, it is common to negotiate these credits into your contract. This can significantly reduce the out of pocket cost of moving to San Antonio.

For families relocating from out of state, this can make the transition much smoother, especially when you are juggling travel expenses, movers, deposits, and temporary housing.

Interest Rates This Week

We ended the week with mortgage rates trending lower:

  • 30 year conventional: 6.04 percent
    • 15 year fixed: 5.60 percent
    • 30 year FHA: 5.63 percent
    • 30 year VA: 5.65 percent
    • 30 year Jumbo: 6.28 percent

Rates moving down while sellers are offering concessions creates opportunity.

For example, using seller concessions to buy down your rate could lower your monthly payment for years to come. In many cases, we can structure contracts where the seller funds a permanent rate buy down.

For military families using VA loans, this is especially powerful.

What This Means for Relocating Families

Right now, San Antonio is a balanced market with leverage for buyers.

You have:

  • More inventory
    • Negotiation room
    • Seller paid concessions
    • Interest rates easing
    • Median home prices around $300,000

That combination does not always happen at the same time.
