One of the biggest surprises for families moving to San Antonio is not home prices…

It is property taxes.

I have had many buyers say:
“The home price looks great… but why is the monthly payment higher than I expected?”

As an Air Force veteran and top producing San Antonio Realtor, this is one of the most important conversations I have with relocating families. Because in San Antonio, property taxes can impact your monthly payment more than the interest rate in some cases.

If you are relocating in 2026, here is what you need to know before you start your home search.

 

What Property Taxes in San Antonio Actually Include

Unlike some states, Texas does not have a state income tax. Instead, a larger portion of revenue comes from property taxes.

Your total tax rate is made up of multiple pieces:

  • County taxes
    • City taxes
    • School district taxes
    • Additional districts like MUD or PID (in some communities)

When combined, this creates your total tax rate, which is what determines your annual property tax bill.

 

Why Property Taxes Vary So Much

One of the biggest mistakes relocating buyers make is assuming all neighborhoods have similar tax rates.

They do not.

In San Antonio, tax rates can range from around:

  • 1.8 percent in some established areas
    • 2.7 percent or higher in newer communities

That difference may not sound like much, but it adds up quickly.

Example:

$400,000 home at 1.8 percent
= $7,200 per year
= about $600 per month

$400,000 home at 2.7 percent
= $10,800 per year
= about $900 per month

👉 That is a $300 per month difference on the same price home

 

New Construction vs Established Neighborhoods

This is where many buyers get caught off guard.

New construction communities often have:

  • Higher tax rates
    • MUD or PID taxes
    • Estimated taxes that are lower in year one

Builders sometimes show estimated taxes based on land value only, not the completed home.

That means your actual payment can increase significantly after the first year.

Established neighborhoods typically have:

  • More stable tax rates
    • Fewer additional districts
    • More predictable monthly payments

 

How Property Taxes Affect Your Monthly Payment

Your monthly mortgage payment includes:

  • Principal
    • Interest
    • Taxes
    • Insurance

So even if two homes have the same price, your monthly payment can vary based on tax rate.

This is why I always tell buyers:

👉 “Do not shop by price alone. Shop by monthly payment.”

 

How to Lower Your Property Taxes

There are several ways homeowners in San Antonio can reduce their tax burden.

Homestead Exemption

If the home is your primary residence, you can apply for a homestead exemption, which reduces your taxable value.

VA Disability Exemptions

For veterans, this can be a huge benefit.

Depending on your disability rating, you may qualify for:

  • Partial property tax reductions
    • Significant exemptions
    • In some cases, full property tax exemption

Property Tax Protests

Each year, homeowners have the opportunity to protest their property value.

Many homeowners successfully reduce their assessed value, which lowers their taxes.
