Every year, military families receive orders to San Antonio and immediately face one of the biggest decisions:

“Should we rent or buy when we PCS?”

There is no one size fits all answer, but there is a smart way to think through the decision based on your timeline, finances, and long term goals.

As an Air Force veteran, I have been on both sides of this decision. I have personally PCS’d multiple times and helped many families navigate whether renting or buying makes the most sense when relocating to San Antonio.

Why San Antonio Is Unique for Military Buyers

Before diving into rent vs buy, it is important to understand why San Antonio is different.

    • Ongoing growth and development across the city

Because of this, your decision is not just about housing. It is about location, commute, property taxes, and future resale potential.

 

When Renting Makes More Sense

There are situations where renting is the smarter move, especially during a PCS.

You Have a Short Assignment

If you know your assignment will likely be 2 to 3 years or less, renting can reduce risk. Buying and selling within a short window may not give enough time for appreciation to offset closing costs.

You Are Not Familiar With San Antonio Yet

San Antonio is not a city you want to guess on.

Renting first can give you time to:

Many of my clients are able to purchase a home with little to no money out of pocket, especially when combined with seller concessions or builder incentives.

 

What Most Military Families Don’t Consider

This is where I see the biggest mistakes happen.

San Antonio property taxes can vary significantly depending on the area. Two homes at the same price point can have very different monthly payments based on tax rates.

They rent for the first 6 to 12 months while learning the city, then purchase once they feel confident in their location and long term plans.

This strategy can help reduce risk while still allowing you to take advantage of buying.
