San Antonio Housing Market Update: June 8–14, 2026

The San Antonio housing market continues to offer opportunities for buyers as we move deeper into the summer relocation season. While mortgage rates remain in the mid 6% range, inventory levels are elevated, price reductions remain common, and seller concessions continue helping buyers offset costs.

For military families PCSing to Joint Base San Antonio, remote buyers relocating for work, and local families considering a move, understanding current market conditions can help you make smarter decisions.

Market Timing

  • Average Days on Market: 99

  • Median Days on Market: 59

  • Average Days on Market (Current Listing): 82

  • Median Days on Market (Current Listing): 54

Homes are continuing to sit on the market longer than they did during the peak seller market years.

For buyers, this means:

✔ More choices

✔ Less competition

✔ More inspection flexibility

✔ Increased negotiating leverage

Seller Concessions Remain Common

One of the biggest advantages for today's buyers is the continued availability of seller concessions.

Concessions

  • Average Seller Concession: $10,079

  • Median Seller Concession: $8,395

These funds can often be used for:

  • Interest rate buy-downs

  • Closing costs

  • Home warranties

  • Repairs

  • Prepaid taxes and insurance

For relocation buyers, this can reduce upfront cash requirements significantly.

Mortgage Rate Update

Mortgage rates improved slightly this week.

Current Rates

  • 30-Year Fixed: 6.58%

  • 15-Year Fixed: 6.14%

  • FHA: 6.14%

  • VA: 6.16%

Rates are sitting near their lowest levels in several weeks, helping improve affordability for buyers entering the market this summer.

What Relocating Families Need to Know About San Antonio

The "Best" Area Depends on Your Commute

One of the biggest mistakes relocation buyers make is choosing a home before understanding commute patterns.

For military families:

Lackland AFB

Popular areas include:

  • Alamo Ranch

  • Kallison Ranch

  • Arcadia Ridge

  • Stevens Ranch

  • Redbird Ranch

Randolph AFB

Popular areas include:

  • Cibolo

  • Schertz

  • The Crossvine

  • Bentwood Ranch

  • Riata

Fort Sam Houston / BAMC

Popular areas include:

  • Live Oak

  • Windcrest

  • Universal City

  • Meadowbrook

Your daily commute can easily vary by 30 to 45 minutes depending on where you choose to live.

Property Taxes Vary Significantly

Many buyers focus only on purchase price.

A better approach is comparing total monthly payment.

Property tax rates can vary significantly between neighborhoods because of:

  • School districts

  • MUD districts

  • PID assessments

  • Municipal taxes

A lower-priced home can sometimes have a higher monthly payment due to taxes.

New Construction Incentives Remain Strong

Many San Antonio builders continue offering:

  • Below-market interest rates

  • Closing cost assistance

  • Design center credits

  • Appliance packages

For many relocation buyers, new construction can provide better overall affordability than resale homes after incentives are considered.

School District Boundaries Matter

San Antonio has multiple school districts that can overlap within the same city area.

Popular districts include:

  • NEISD

  • SCUCISD

  • NISD

  • Comal ISD

  • Boerne ISD

Always verify school zoning before making an offer.

What This Means for Buyers

The June 8–14 numbers continue showing a market that favors informed buyers.

Key Takeaways

✅ 2,322 price reductions

✅ $10,079 average seller concessions

✅ 842 homes went pending

✅ Mortgage rates near recent lows

If you're relocating to San Antonio, today's market offers more opportunities than we've seen in several years. The key is understanding which neighborhoods fit your budget, commute, lifestyle, and long-term goals.

As an Air Force veteran who moved multiple times during my military career, I help families navigate both the home search and the relocation process so they can make confident decisions before they arrive.
