Relocating to San Antonio? Here Is What You Must Know About Property Taxes

by Kristen Smith

0If you are moving to San Antonio with your family, there is one topic that can quietly impact your monthly budget more than interest rates or HOA fees. Property taxes.

Texas has no state income tax, which is great. But local governments fund schools, roads, and services through property taxes. That means where you buy matters just as much as what you buy.

As a local San Antonio Realtor and Air Force veteran who has relocated more than 10 times, I help families avoid costly surprises by choosing areas that balance lifestyle, schools, commute, and property tax rates.

Let’s break this down clearly and strategically.

How Property Taxes Work in San Antonio

Property taxes are set by a combination of entities, typically including the county, city, school district, and special districts such as MUDs. Rates are applied to the assessed value of the home.

Key points families relocating should know

• School districts are usually the largest portion of the tax bill
• Newer communities often carry higher taxes due to infrastructure funding
• Being outside San Antonio city limits can significantly lower your rate
• County location matters just as much as the neighborhood

Why Two Similar Homes Can Have Very Different Tax Bills

It is common to see two nearly identical homes priced the same but with monthly payments hundreds of dollars apart. The reason is almost always location and taxing authority.

A home inside San Antonio city limits with a newer school district may have a higher rate than a home just a few miles away in a different county.

This is why families relocating from out of state are often shocked after closing if no one explained this upfront.

New Braunfels

Located in Comal County, New Braunfels is popular with relocating families who want newer homes, strong schools, and generally lower tax rates than many parts of Bexar County. It is also a great option for those commuting to Randolph Air Force Base.

Cibolo and Schertz

Both Cibolo and Schertz are located primarily in Guadalupe County. These areas are well known for family friendly neighborhoods, solid schools, and tax rates that are often lower than comparable homes inside San Antonio city limits.

Bulverde and Spring Branch

If you want Hill Country living with more land and lower density, Bulverde and Spring Branch are excellent options. These areas often appeal to families who want space, quieter communities, and lower long term tax burdens.

Northeast San Antonio Outside City Limits

Some neighborhoods zoned to NEISD but located outside San Antonio city limits offer a sweet spot. You get strong schools and proximity to shopping and medical centers while avoiding certain city taxes.

Why New Builds Often Come With Higher Taxes

New construction communities frequently include special districts designed to pay for roads, utilities, and amenities. While builder incentives can be attractive, the long term tax impact should always be reviewed before making a decision.

This does not mean new builds are bad. It means you need the full picture before committing.

Homestead Exemptions and What They Mean for Families

Once you purchase a primary residence, filing a homestead exemption can reduce your taxable value and help limit future increases. This is especially important for families planning to stay put for several years.

Many relocating families miss this step their first year. I make sure my clients do not.

How I Help Families Relocating to San Antonio Avoid Tax Mistakes

I do not just show homes. I help families compare true monthly costs across multiple cities and counties so there are no surprises after closing.

That includes

• Reviewing current tax rates before you make an offer
• Comparing city versus county locations
• Evaluating new build versus resale tax impacts
• Helping you choose areas that fit both lifestyle and budget
