Relocating to San Antonio

A Military Family’s Complete PCS Guide to JBSA

If you are relocating to San Antonio on military orders, you are not alone. San Antonio is one of the largest military hubs in the country and home to Joint Base San Antonio, which includes JBSA Randolph, JBSA Lackland, and Fort Sam Houston.

I am an Air Force veteran myself and have relocated more than ten times. I know firsthand how overwhelming a PCS can feel, especially when you are trying to choose the right area for your family from hundreds or thousands of miles away. This guide is designed to give you clarity, reduce stress, and help you make confident decisions before you arrive.

Why So Many Military Families Choose San Antonio

San Antonio consistently ranks as one of the most military friendly cities in the United States. It is often called Military City USA for a reason.

Military families are drawn here because of
Strong support for veterans and active duty service members
A cost of living that is still reasonable compared to other major cities
Family friendly neighborhoods with good schools
Year round sunshine and an outdoor lifestyle
Easy access to healthcare, bases, and major employers

It is a large city with a surprisingly small town feel once you find the right area.

Understanding JBSA and Commute Reality

One of the biggest mistakes I see relocating families make is underestimating commute times. San Antonio is spread out, and traffic patterns matter more than mileage.

JBSA Randolph
Located on the northeast side. Many families choose Schertz, Cibolo, Universal City, and parts of northeast San Antonio.

JBSA Lackland
Located on the west side. Popular areas include Alamo Ranch, Northwest San Antonio, and some communities near Loop 1604.

Fort Sam Houston
Close to downtown and central San Antonio. Families often look in Alamo Heights adjacent areas, northeast San Antonio, or parts of Schertz and Cibolo depending on priorities.

Choosing the right location can save you hours each week and dramatically improve your quality of life.

San Antonio vs Nearby Cities

Where Military Families Actually Live

Many relocating families assume they must live inside San Antonio city limits. In reality, some of the most popular choices are nearby cities that offer newer homes, strong schools, and easier commutes.

Schertz and Cibolo
Extremely popular with families stationed at JBSA Randolph. These areas offer newer neighborhoods, strong school districts, and a tight knit community feel.

New Braunfels
A favorite for families who want a slower pace, outdoor activities, and a strong sense of community. Many military families choose New Braunfels even if they commute a bit farther.

Boerne
Ideal for those looking for hill country living, highly rated schools, and a quieter environment while still being within reach of San Antonio.

Each area has a different lifestyle, price point, and commute tradeoff. There is no one size fits all answer.

Renting vs Buying During a PCS

Another major decision is whether to rent or buy right away.

Renting can make sense if
Your orders are short term
You want time to learn the area
You are unsure which base you will be at long term

Buying can make sense if
You plan to stay several years
You want to use your VA loan benefits
You want stability for your family and schools

Many military families do not realize how powerful the VA loan can be in this market. Understanding how to use it correctly is critical.

What Makes Relocating Families Feel Overwhelmed

From working with hundreds of relocating families, these are the most common stress points
Not knowing which neighborhoods fit their lifestyle
Fear of choosing the wrong area from out of state
Conflicting information online
Trying to time a purchase with a PCS timeline
Understanding VA loan rules and options

This is where having a local realtor who understands military moves matters.
