3 Things People Moving to San Antonio Get Totally Wrong

After helping more than 225 families relocate to San Antonio, I've noticed something interesting.

Almost every family arrives with a few assumptions about what life here will be like. Some of those assumptions are true. Many are not.

If you're considering a move to San Antonio, here are three of the biggest myths I hear from relocating families and what reality actually looks like once they get here.

Myth #1: "It's Too Hot Year Round"

Yes, San Antonio summers are hot.

There is no sugarcoating July and August. Triple digit temperatures happen, and you'll quickly learn why Texans move from their air conditioned house to their air conditioned car to their air conditioned destination.

But what many people don't realize is that San Antonio enjoys some of the most pleasant winters in the country.

From November through February, temperatures are often comfortable enough for outdoor dining, hiking, golfing, visiting local parks, and enjoying the River Walk without breaking a sweat. Many of my clients moving from northern states are shocked when they're wearing short sleeves in December.

The reality is that San Antonio has a long outdoor season that many people don't expect.

Myth #2: "There's Nothing to Do"

This one always makes me laugh.

San Antonio is the seventh largest city in the United States, and there is no shortage of things to do.

Of course, most people know about the Alamo and the River Walk, but that's just scratching the surface.

You'll find:

• A thriving food scene featuring everything from authentic Tex Mex to award winning barbecue

• Professional sports including the San Antonio Spurs

• World class attractions like SeaWorld San Antonio and Six Flags Fiesta Texas

• Hundreds of miles of hiking and biking trails

• Family friendly festivals and cultural events throughout the year

• Easy day trips to the Texas Hill Country, wineries, rivers, and small towns

One of the biggest surprises I hear from relocating families is how much there is to explore once they settle in.

Myth #3: "The VA Loan Process Is a Nightmare"

As a veteran myself, this one is especially important to me.

The VA loan is one of the best benefits military members and veterans have earned. Yet many buyers are told it's complicated, difficult, or that sellers won't accept VA offers.

The truth is that most problems happen when people work with professionals who don't understand the VA loan process.

I've helped military families navigate dozens of VA transactions, and when everyone involved understands the process, VA loans can be incredibly smooth.

VA buyers benefit from:

• No down payment requirements for many borrowers

• Competitive interest rates

• No monthly mortgage insurance

• Flexible credit guidelines

• Strong protections for military families

The key is working with a lender and agent who understand VA financing and know how to anticipate issues before they become problems.

What Relocating Families Should Focus On Instead

The biggest challenges families face when moving to San Antonio usually aren't the ones they expected.

Instead, they're often surprised by:

• How large San Antonio is geographically, spanning more than 500 square miles

• How different each area feels, from Stone Oak and Alamo Ranch to Cibolo, Schertz, Boerne, and New Braunfels

• The importance of understanding commute times before choosing a neighborhood

• Property tax differences between communities

• School district boundaries and how they affect daily life

That's why my first conversation with every relocating family focuses on lifestyle, commute, schools, budget, and long term goals rather than simply looking at houses online.
