2026 Bexar County Appraisal Values: How to Protest Your Property Taxes in San Antonio

2026 Bexar County Appraised Values Are Out: What Homeowners Need to Know (Even If You Didn’t Get One)

If you own a home in San Antonio or anywhere in Bexar County, your 2026 Notice of Appraised Value is either already in your mailbox or on the way.

But here’s what most homeowners don’t realize…

👉 Not everyone will receive a notice this year
👉 You can still protest your value even if you didn’t get one

And depending on your situation, protesting your appraisal could save you thousands in property taxes.

What the 2026 Appraisal Notices Mean

According to the Bexar Central Appraisal District:

  • Notices were sent to about 196,000 property owners
  • Only homes that increased more than $1,000 typically received one
  • Over 734,000 properties were reviewed, but most did not change enough to trigger a notice
  • The market is softening, with some areas seeing slight declines while others remain stable

👉 Translation:
Even if your value didn’t spike, it doesn’t mean it’s accurate.

Didn’t Get a Notice? You Can STILL Protest

This is one of the biggest misconceptions I see every year.

You do NOT need a notice to file a protest.

BCAD has made it clear:

  • You can review your value online
  • You can protest regardless of receiving a letter
  • Many homeowners who protested last year may not get a notice this year

👉 Bottom line:
If your value looks too high… you should absolutely take a closer look.

Why This Matters for Bexar County Homeowners

Property taxes in San Antonio are already one of the biggest affordability factors for homeowners and buyers.

Even small increases in value can mean:

  • Higher monthly escrow payments
  • Larger annual tax bills
  • Reduced affordability if you’re planning to sell or refinance

And here’s the reality I see in today’s market:

👉 Some home values are lagging behind the actual market shift
👉 Others are overestimating based on older peak pricing

That creates opportunity to protest.

Most Common Reasons to Protest Your Appraised Value

These are the arguments that tend to be most successful in Bexar County:

  1. Your Home Is Overvalued Compared to Recent Sales

If similar homes in your neighborhood sold for less than your appraised value, that’s strong evidence.

  1. Condition Adjustments

BCAD assumes average condition unless proven otherwise.

You can protest if your home has:

  • Needed repairs
  • Original features
  • Outdated interiors
  • Roof or foundation concerns
  1. Unequal Appraisal

If your neighbors’ homes are valued lower than yours (but similar in size and condition), you can challenge fairness.

  1. Market Shift

With the San Antonio market stabilizing, some values haven’t fully caught up to:

  • Increased inventory
  • Longer days on market
  • Buyer concessions becoming more common

How to Protest Your Property Taxes in Bexar County

Here’s exactly what you need to do:

Step 1: Review Your Value

Go to the Bexar Central Appraisal District website and look up your property.

Check:

  • Appraised value
  • Property details
  • Comparable homes

Step 2: File Your Protest (Deadline: May 15)

You can file:

  • Online through the BCAD portal
  • By mail
  • In person

👉 Filing online is the fastest and easiest option

Step 3: Gather Your Evidence

Strong protests include:

  • Comparable home sales
  • Photos of your home’s condition
  • Repair estimates
  • Market data

Step 4: Attend Your Hearing (If Needed)

You may:

  • Settle informally
  • Or attend a formal hearing

Many homeowners get reductions before ever going to a hearing.

Pro Tip Most Homeowners Miss

You don’t have to do this alone.

As a San Antonio realtor and Air Force veteran, I help my clients:

  • Pull the right comps
  • Understand true market value
  • Build a stronger protest case

Because the reality is…
👉 Not all data is interpreted the same way
👉 And strategy matters

Final Thoughts

2026 is shaping up to be a more balanced market in San Antonio, which makes this year especially important when it comes to your property taxes.

Even if:

  • You didn’t get a notice
  • Your value didn’t jump significantly

👉 It’s still worth reviewing

Because once the deadline passes… you’ve lost your opportunity for the year.
