According to Homes.com, the price of homes in San Antonio jumped 2.9% in August 2025 compared to August 2024 with the median home price now at $312,074. That’s not just a local milestone it was the biggest year-over-year price increase in any Texas metro.

But while that headline sounds exciting, let’s dig deeper into what’s fueling the numbers, how San Antonio stacks up against the rest of the state, and what this means if you’re buying, selling, or investing in the Alamo City.

While Austin and Dallas remain priced out for many families, San Antonio still offers value, even with modest appreciation. Our median home price is $312K, compared to $339K statewide, making us more attractive to first-time buyers and out-of-state relocations.

Northwest San Antonio, Cibolo, Schertz, and New Braunfels continue to pull interest due to new developments, schools, and infrastructure improvements.

New builds are still hitting the market with builder incentives and move-in ready options  yet resale homes are holding value and often offer more upgrades, landscaping, and flexibility for buyers.

Despite the price increase, sales volume has slowed and homes are taking longer to sell. Buyers are becoming pickier. The days of 24-hour multiple offer frenzies are gone replaced by negotiation, price transparency, and a need for strong marketing.
